Onze de la Gare – developer Quorum releases the final phase of this successful development (En anglais seulement)

Quorum has extensive multi-family residential construction experience with new buildings and with re-purposed buildings, such as Le William and Henri Condominiums in the popular Le Sud West, the Highlands development in LaSalle and another current project, the exclusive Laval-sur-le-Lac condominium that faces the water and is surrounded by a golf course and wooded areas. I visited with Maxime Laporte, the company’s Director of Real Estate Development on the occasion of the release for sale of the homes in Phase III of this development that began in 2010.

“We have 400 units in this development, and we have purchasers from communities like NDG in the West End as well as people from this surrounding area of Vaudreuil, St. Anne-de-Bellevue and other West Island communities. For example, one couple of empty-nesters from NDG sold their house, and wanted to buy a condo because they wanted to continue to build equity instead of renting. They looked in the West End, but decided to buy here at Onze de la Gare. They got a larger living space here and put $300,000+ in their savings, a couple of hundred thousand more than if they purchased in NDG. So they can use the interest income to travel.”

Maxime points to the retail store and restaurants across the street. “No need to be a pioneer in this community. All the stores, restaurants and shopping areas are already here. Across the street you’ll find Tommy Hilfiger, Starbucks, Baton Rouge and many other popular brand name stores. Schools are located in the town, along with other municipal recreational services.”

Imagine having all the advantages of small-town living, with easy access to the West Island and downtown by a commuter train less than a five minute walk from your condo. Hundreds of couples and families and Boomers have already gone through that exercise, and have made the move to an attractive low-rise condominium development in Vaudreuil-Dorion.

The first two phases are sold out. Sales are already brisk in Phase III. Early purchasers will make a profit the day they take possession because of the modest incremental price increases that take place during the phases of construction. The sales office includes two furnished model suites; giving prospective purchasers the ability to walk through a replica of their future home. Purchasers have a choice of kitchen and bathroom cabinets, floor tiles, and other finishing materials. And of course, it’s possible to upgrade. Even wall-mounted electric fireplaces are an option. One of the model suites has an electric fireplace. The construction of this phase is a combination of steel and concrete to ensure privacy.

Ceilings in this phase are 9’ and will have a ceiling-white drywall finish (as opposed to exposed concrete). The lobby areas are well-designed and professionally decorated. Parking is available in a variety of configurations, indoor, outdoor and a format that has two cars sharing an interior elongated space, similar to a single width driveway.

The outdoor salt water pool is in place, as are the onsite fitness centre, exterior urban lounge and fire-pit.  Onze de la Gare has attracted a mixture of boomers who wanted to downsize; young couples and some families. Site manager Marie-Maxime commented; “Boomers who want to ‘downsize’ are the purchasers who are buying the two and three bedroom units. While the majority of our buyers are from this general area, we also have people from Pointe-Claire, Beaconsfield and even places like NDG and other West End communities.”

A big advantage for purchasers is that the sales people work for the builder. Marie-Maxime has been with Quorum for six-plus years, having started with the company at Le William in the Sud-Ouest. During our conversation, it became apparent that she knows the construction business, and can provide straightforward and knowledgeable answers for prospective purchasers.

Another big advantage of moving off-island is an immediate reduction in property taxes. With Onze de la Gare, buyers are motivated by the easy access to regular commuter train service, modest pricing for comparable square footage downtown, and fresh air. Each building has some units reserved for rental.
